West Nithsdale is known for its upscale, high-end homes, its water-edged banks, tennis courts, playground, Scottish castle, boat docks shared with the Nithsdale development, and a splendidly appointed entranceway.

The entire development's landscaping is done by a company hired by the homeowner's association. Strolling along the development's boulevard and byways, one sees meticulously manicured lawns, magnificently landscaped acres, three story homes, boats, and blossoming tree-lined streets. 

West Nithsdale is the sister community of Nithsdale-developments with a Scottish flavor to them, originating from a Scottish land grant dating back to the early 1700's; hence, the Celtic name "Nithsdale." The land outlining the banks of the Wicomico River was sold to builders by the Otis Esham family in 1979. Although homes in both Nithsdales can only be accessed by riding on Pemberton Drive, the lands actually abut each other, though they are not reachable by foot. An unusual twist is the small development named Idylwild, which is a section near West Nithsdale's entrance of Royal Mile Boulevard--off to the left on McLeyland Terrace-that is not officially integrated into West Nithsdale. When the Eshams sold the land to builders, they had designated this one sector as a separate entity; however, homeowners from Idylwild share in part of the homeowners' association fees for road and landscape maintenance.

Elaborate decks and boats ramps are hallmarks of the homes on the water. Residents take pride in their homes and in their community. The neighbors are sociable but not nosy, and yet always there for one another.

An activities committee plans and promotes neighborhood events, inviting the entire community to join in, which includes Santa's appearance in the castle at Christmas, hayrides, block parties, picnics, progressive dinners, wine parties, and much more. The chairs of the committee are initiating "welcome" baskets and a host of other neighborly gestures. In the past, residents have even united to paint and repair the playground. The West Nithsdale estates community has an active homeowners' association (HOA) with a dynamic and vigorous Board of Directors composed of a president, vice-president, secretary, treasurer, parliamentarian, and three other members. The Board meets the first Saturday of every month. Bylaws and covenants are strictly enforced so that the community preserves uniformity, beauty, and equality among each household, while effecting specific structural and other codes required of new housing. A few examples of these codes and covenants include the prerequisite of a certain manner of architecture, a brick facing, a minimum square footage of living quarters, as well as the type of exterior buildings allowed, where certain vehicles may be parked, the payment of fees, and so on. All new residents receive a copy of the covenants and a community directory.

The Board not only handles HOA fees and special assessment collections, along with enforcement of the covenants, but it, as the governing body of the West Nithsdale corporation, oversees all pertinent matters, as well as ascertains that community common grounds and structures are maintained, safe, and usable. A couple of examples of this have been the re-paving of the tennis courts, the installation of a new roof on the castle, and the replacement of dying trees in the shared areas. The Board of Directors makes the best decisions for the whole of the community with the input of the homeowners.

A minimum of two meetings are held for the general West Nithsdale neighborhood each year where residents can voice their opinions or make inquiries or comments. Meetings are run parliamentarian style. The Board publishes its agenda and minutes of all meetings on this website-accessible only to registered HOA members--and each Director makes himself or herself available to all the residents.

The community has a rich mixture of professions and cultures. Neighbors may likely be doctors and lawyers, business entrepreneurs, professors, police officers and state troopers, politicians, CEOs, bankers and other executives, while culture runs a wide range of internationalism; from Whites and Blacks, Asians, Middle Easterners, to Hindu Indians, and, 0f course, the Scottish, among others.

It's not unusual to see older couples holding hands walking around the development, or kids riding bikes, while young adults feverishly hit the tennis courts for fun and camaraderie, and neighbors chat with each other on their lawns or while sitting on their porches, watching occasional equestrians with their fine thoroughbred clop-clop along the road. West Nithsdale is pristine looking with a serenity about it, and yet a homey, wholesome family place and ambiance. People care about each other here. The area seems to have a variable fresh breeze flowing about, and birds and owls can be heard into the night and the wee mornings. In summer, irrigation systems click on to the burst of daybreak's sunbeams, and dusk echoes the sound of light chatter as families finish their outdoor grilled meals on their patios, decks, sunrooms, or gazebos.

West Nithsdale is the suburban part of the Salisbury metro core and is only about six miles from the city which is flush with fine dining, boutique shops and big box retailers, a multiplicity of service, numerous educational facilities, arts and cultural offerings, hospitality accommodations, and a nationally, top-five ranked hospital that is ever expanding. Salisbury has been rated several different times as one of the top 100 places nationwide for young professionals to live and work. Count the beach at Ocean City, just a hop, skip and a jump away, and you can see why the area is budding. And West Nithsdale is one of the most desirable and hottest places to live.
